Buying a home is a very big investment for most people. It is more than just a large purchase. Like most things in life, we like to think we are getting the best product for our money. This is the same with purchasing a home. This is where a good home inspection comes in handy. A home inspection from a qualified inspector is key, and is typically required before selling or buying a home. A prospective homeowner should keep in mind that the home inspection is not a guarantee or warranty on the home inspected.
The most important features of a home that will get inspected, or need to get inspected, are pretty obvious. These include the foundation and structure, interior and exterior components, roof and attic, plumbing, insulation, and major electrical components. The most common problems stem from the electrical, plumbing, DIY attempts, and foundation issues. Although these are things that a home inspector checks for, there are a few things you can do as a buyer or seller to see if your home is in working condition.
One thing to check for during your own “home inspection” includes opening the windows. Depending on how old your home is or any surrounding damage, windows can be costly. A simple task is to open and close all the windows. This will ensure they are in working order, and will eliminate the process of deciphering if the window is stuck, or simply will not open. Turn on faucets and flush all toilets, checking to make sure there is no running water between either of them. A drippy faucet and running toilet are generally easy things to fix. Another simple thing to check for is to turn on the air conditioning system and the heat. Test to see both are working and running well.
Again, some of these inspection items can be seen by the naked eye, and others need a trained professional. There are benefits in doing the home inspection, such as becoming aware of what isn't correct, and having ample time to fix it.
